To Be At SÜDKREUZ is the place to be!

We are welcoming you to live in the wonderful To Be At Südkreuz complex. 664 residential units in 11 buildings, with 1-4 rooms promise tenants high-quality, ultra-modern living with 18 m² to 120 m² of living space with exclusive services such as a gym, common living room (The DAILY) , unique Pavillion, a music room, a generous kids’ playground, a bike repairing shop and a roof terrace. The location is superb- we are a few minutes walking distance from Südkreuz train station, one of the city's largest train stations, with excellent connection to public transportation. Supermarkets, shops, and restaurants are in the immediate vicinity. 'nature in the city' is also close by- Tempelhofer Feld, the Gleis Park and the Schöneberger Südgelände.

Apartments

In the complex, we offer three kinds of apartments: Studio apartments, Free rental apartments, and socially subsidized apartments (for WBS holders).

Studio apartments- Ranged from 18-40 m2, equipped with wooden flooring, floor heating, private kitchen, high-quality toilet and shower. Some of the apartments have balconies.

The rent includes a 50MB internet connection and is calculated as completely 'warm'- including heating, water and electricity.

Free rental apartments- Ranging from 40-105 m2 with 1.5-4 rooms, including many variations in direction and floor plan. All with wooden floors floor heating, a modern kitchen (including appliances- fridge, stove, Steam Hood, oven), and high-level bathrooms. All apartments have a high-speed internet and TV connection. The apartments are smartly designed for a high quality of living.

The rent price is calculated based on apartment size and floor.

Socially subsidized apartments - We Offer 1-4 rooms Socially subsidized apartments ranging from 24 to 90m². In order to rent these apartments, you must hold an active WBS.

We have our pavilion, which is a unique building, hosting activities, and also available to be rented to your events.

Both spaces are thoughtfully crafted to foster interaction, making it easy to build meaningful connections with those around you.

Our services

The Tenant Ambassadors from To Be At are at your service every day to provide you with an optimal living experience. Whether it’s carrying out a repair request in your home, directing the cleaning when an accident has happened, or just having a chat, they are happy to do so. You can speak to them in the daily area, create a ticket in our resident app, or send a chat message - getting in touch has never been easier!

With our services, we make your life easier and more fun! For example, we offer various services such as a shared laundry facility, MyRenz lockers for receiving and sending packages safely and sustainably, and a bike repair shop

What will the rent of an apartment cost me?

Deposit: the deposit is 3 times cold rent. The deposit should be visible in our deposit bank account on the day of moving in.

Am I eligible to rent an apartment?

You are eligible to rent an apartment if you meet all these conditions:

For Free rental units and studio apartments

  • 3 latest payslips (Income confirmation for Self-Emplyed)

  • Positive Schufa (not older than 3 month)

  • For Student Rentals: The parent with the highest income must also sign the rental agreement.

  • For Student Shared Flats (WG): One parent must be included in the rental agreement if the income requirements (i.e. €650 per adult) are not met.

  • We do not accept income from illegal sources such as black market earnings.

For Socially subsidized apartment, A valid WBS (housing entitlement certificate) is required.

5. If you're interested, we’ll invite you for a tour.

6. After the tour, we’ll ask for your documents. If you meet the requirements, we will offer you a contract.

7. Sign the contract and move into your new home.
