  • If you meet the following conditions you are eligible to rent an apartment:

    I am looking for a living environment with a community of like-minded people.

    I earn a gross salary of € 3.140 per month and no negative EDR/BKR.

    I am a young professional between 18 and 36 years old.

    I want to rent for at least one year.

  • This is possible! You must apply and register so that you stay informed about the offers. All apartments will be drawn among the candidates if they meet the requirements.

  • All apartments are allocated based on a random lotery. This means that everyone has an equal chance regardless of when you registered. The only requirement is that you meet the conditions set to be included in the draw.

  • Standard we ask 1 month rent as a deposit and in some cases a deposit of 2 months may be required.

  • Yes! All studios are included with Wifi. You are paying for this in the servicecosts. 

  • Unfortunately, this is not allowed. The apartments are not suitable for keeping pets.

  • We do our best to show everyone who has an assignment his/her own home, but this is not always possible if the home is still occupied. If we have a comparable home empty, we will show it to you get an idea.

  • This is a standard Roz model for an indefinite period with a minimum term of 12 months.

    We use a 1 calendar month termination period. Example: if you cancel the rental agreement on October 18, your contract will expire on November 30.

    Every year in July there is an increase for all tenants. The amount of this rent increase will be announced to tenants no later than May 1st and is in line with what the government has decided.

  • Unfortunately, we have more demand than supply and cannot assist everyone. If you have registered, you automatically have a chance of being allocated if you qualify.

  • No. The rental price concerns the basic rent. On top of the (basic) rent there are costs such as heating, electricity and water.

  • No. The tenant pays for this himself.

  • This is possible provided you qualify for Rent Allowance. We advise you to check this with the Tax Authorities as we have no control over this.

  • These are costs that all tenants pay and consist of components such as use of the elevators, lighting in the common areas, window cleaning, bicycle storage, cleaning of common areas, etc. The service charges will be probably around €120 monthly and you still pay €80 monthly for the advance heating costs.

  • All apartments have a laminate floor, wallpaper on walls and roller blinds.

    All homes are delivered empty, so you will have to purchase your own furniture.

    The kitchen is equipped with a built-in refrigerator with freezer and a electric stove.

    All bathrooms are equipped with all amenities such as a sink, built-in toilet, shower with shower wall and also a washing machine connection.

    There is no washing machine in the house! The connection is available, so you can install your own washing machine. There are washing machines and dryers in a communal area and you can use these by paying.

    It is allowed to paint the walls and ceiling, however, you will have to paint it white again when you leave your home.

  • A minimum income requirement of 42x the basic rent applies to all apartments. Example: If the rental price (basic) is €800,- you will have to earn at least €33,600 per year.

    Unfortunately we do not accept a guarantee. You must meet the income requirement yourself.

    If your fixed income from employment or business is sufficient, you may rent a home.  Unfortunately, we do not accept income from Scholarship.

    All apartments have a rental price below the 'Liberalitatie grens'  and this means that you must apply for a Housing Permit after you have signed the rental agreement. The Municipality processes the application for the Housing Permit and if they issue it positively, you may enter the home. If the Municipality does not issue a Housing Permit, the rental will not proceed.

  • As standard, we request the following documents:

    BRP. (Basis Personen Registratie) You can order this document from the Municipality in which you are registered. Landlord statement. If you are not renting at the moment, this document is not necessary. Copy of ID/passport. If you come from a country that is not part of the European Union, a copy of your residence permit must be submitted.

    If you are employed, the following applies to you: UWV Insurance Letter. You can download this from uwv.nl. You need a Digid code for this. Employer's statement. You can request this from your employer.

    If you are an entrepreneur, does the following apply: Annual accounts with profit & loss account for the past 2 years. Chamber of Commerce extract IB60 from the past 2 years.

  • After you have been allocated a home, we will request the complete documents. You do not have to share this with us before you have been allocated a home. NB! All documents must be GDPR proof. This means that BSN numbers must have been removed.

  • All tenants have room for 1 bicycle in the communal bicycle shed.

    There are some scooter spots for rent and the rental price for this is €20 per month. Keep in mind that the offer is limited.

    The Municipality does not issue a permit for residents of this complex. Parking is therefore only possible on the street at your own expense.

  • Yes these are there.  Keep in mind that from the ground floor you will first have to take the stairs to the courtyard and from here you can take the elevator to your home.
